
Guidelines and House Rules
The homes and condos listed on this site are privately owned and reflect the needs and tastes of the property owners. We set high standards when selecting properties; however, the condition and furnishings of the properties will vary with their owners.
Regardless of a property's size, occupancy is limited to the maximum number specified for that property unless approved prior to arrival.
HOUSE PARTIES ARE EXPRESSLY PROHIBITED!!
DAMAGE/RESERVATION DEPOSIT- A damage deposit of $500 is required for all rentals. This deposit is fully refundable as long as the following is adhered to:
a. No damage is done to home or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in dumpster/garbage cans, and soiled dishes are placed in the dishwasher.
d. All keys are left back in the lockbox and unit is left locked. If there is no lockbox please contact us prior to departure and one will be furnished for you.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. NO Early check-in or late check-out unless pre-approved.
h. The renter is not evicted by the owner (or representative of the owner), the local law enforcement.
CANCELLATION:Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately.
REFUNDS: A Vacation Rental Agreement is a legally binding agreement between the renter and the Home Owner. Both parties have specific rights and duties as outlined in the North Carolina Vacation Rental Act. Your reservation and signed Vacation Rental Agreement bind you to a specific home and period of time. There should be no expectation of refunds or relocation because you are disappointed with the property you have rented or something associated with the property is not working to your satisfaction. Unlike a hotel, we cannot relocate you without specific authorization from the Home Owner. We will make every effort to correct any problem that arises during your stay in as timely a manner as possible. However, there will be no refunds for mechanical failure of nonessential items such as air conditioner, TV, dishwasher, washer/dryer or other luxury items.
FURNISHINGS: Every effort has been made to assure that the description of the units is accurate; however, we cannot be responsible for changes made to the furnishings or equipment by the owner. All equipment in the property should be in working order; if not, please report problems to us immediately. Every effort will be made to resolve the problem, but we cannot issue refunds due to mechanical failure.
REARRANGING FURNITURE: Rearranging furniture or taking inside furniture or electronics outside is not allowed. If anything within the home or outside of the home is moved and not returned to its original place before departure you will forfeit your deposit.
SMOKING: Smoking inside of any of the properties is prohibited and all guest must observe this restriction or forfeit the full damage fee. Smoking is permitted outside; no butts thrown on the ground.
PETS: Pets are only allowed on those properties which specify it is a "Pets Allowed" property. Some properties may require an additional non-refundable pet fee, which must be arranged in advance. Any indication of a pet in a no pets unit, or any undisclosed pet, will result in automatic forfeiture of the full damage fee and may be subject to additional charges. Visiting pets are not allowed on the properties.
PETS, CATS, ALLERGIES, COOKING AND ODORS - Pets are not permitted inside property or on property grounds under any condition unless pre approved by owner. If pets are pre approved, a separate agreement, rules and fees may apply. If unauthorized pets are brought into home, full forfeiture of security/damage deposit will be enforced. Also tenant agrees to pay for any incidental cleaning and or deodorizing costs.
b. None of the homeowners allow cats in their home(s) under any circumstances due to the propensity of allergic reaction for a high percentage of guests. Also, none of the homes allow cooking with spices such as Curries and Turmeric due to the oily nature of their make up and the difficulty of removing the odors from theses spices. Unfortunately the residual oils penetrate and bind to any porous surfaces such as drywall, carpets, curtains and upholstery and have proven too difficult and expensive to remove. It also causes discomfort and allergy risks to many guests. We apologize to our cat loving guests and to our guests that love to cook with exotic spices. We want everyone to enjoy all the amenities of the home but we must ask you to please be conscious of the guests that follow behind you. Any over baring odors from pets, cooking or burning of incense and oils will result in full forfeiture of the Security/Damage Deposit plus any incurred costs for remediation. Normal odor remediation is in excess of $1000.00.
GROUP EVENTS: The homes listed on this website are rented for family vacations and corporate housing only. NO SORORITIES, FRATERNITIES, WEDDING RECEPTIONS, "SPRING-BREAK" PARTIES, or other such groups are permitted unless disclosed and pre-approved by the homeowner at time of reservation. If pre-approved, an additional security deposit, cleaning and other fees may apply. OVERCROWDING, MISREPRESENTATION, COMMERCIAL USE, DAMAGE TO THE PREMISES, EXCESSIVE NOISE, USE OF FIREWORKS, OR SUBLETTING IS SUBJECT TO EXPEDITED EVICTION AND FORFEITURE OF ALL MONIES PAID (including deposits). Please contact our Group Planning Representative for help with your event.

The Guidelines and Rules listed above are just basic. Each home has it's own rules and guidelines. Please inquire about the specific property you are interested in. Rental Rates are subject to change so please call our office to confirm rates.
Please note…..any additional people showing up other than what is indicated on your reservation unless pre-approved will result in the renter being turned away and all deposits and money paid forfeited. This includes adults, children, and/ or pets.
